Windsor Real Estate Market Update for April.
Slight declines in sales conitinue to be the case for the year so far. Sales for the month of April were down compared to 2007 by -2% at 477. Sales for the year are lower from 2007 by -3% at1607. On the plus side our listings for the year are down 2%, but for the month of April there were 1463 listings compared to only 1311 in 2007. That's an increase of 7% for April 2008 over April 2007. There are currently 5057 properties for sale on the Windsor Essex County MLS system.The average price is down a bit over 2007 which would mean the lower price listings are selling a bit faster this year then last. Over half of the homes being sold are in the $100,000-$180,000 price range. Going forward with interest rates seeming to be on the decline it's a great opportunity to purchase real estate in Windsor Essex. Prices are lower and with lower mortgage rates carrying cost will be within the reach of more first time buyers. Check back next month to see how May works out. Happy Spring!!
